Can you hold a place before I apply?
We can only hold a property once the security deposit is paid in full and the lease has been signed. At that point, the property will be taken of the market. -
Do I pay first month’s rent and last month’s rent with my security deposit?
When you are approved for a rental property, you would pay the security deposit amount listed on your congratulations letter sent at time off approval. The first months rent is then due before key pick up.
Both the security deposit and the first months rent must be paid in certified funds (money order or cashiers check), payable to Abrams Realty.

How old do you have to be to apply?
You must be at least 18 years old to apply.
Every adult who will resides or stay at the property more than seven consecutive days or twenty-one calendar days through a year, must apply and must be on the lease. Legal dependants over the age of 18, must also apply but are not required to qualify separately.

Is the application fee refundable?
Application fees are never refundable for any reason. All applications are on a first come first serve basis and will be in competition in accordance with the current market conditions. Applications are not considered complete until all required documentation is received and application questions are answered. -
You have a property I want to rent. How do I apply?

How do I pay rent?
Your first months rent is due before key pick up. The first months rent must be in certified funds (money order or cashiers check). Moving forward, payments can be made through our online portal by ACH or credit card. -
I have a service animal. What do I do?
To help ensure our residents understand our pet and animal-related policies, we use a third-party screening service and require everyone to complete a pet profile or request an accommodation for an assistance animal. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. I want to get a pet. What do I do?
If you are a current resident, the first step is contacting our team. We will first verify that the property owner will allow pets at that property. Then, we will need details of the animal you are looking to adopt so we may obtain approval from the property owner. Should the pet be approved, we will then follow the same pet procedures we would at time of application including pet addendum, pet fees and pet rent. -
My lease expiration is coming and I want to move out. What do I do?
Notice to vacate must be received in writing by our office no less than 60 days prior to the end of the lease. Our office contacts all tenants 90-120 days prior to the lease end with the option to renew or service notice if the option will not be given. Please refer to you lease for additional details. -
I am military and recieved orders. How do I break my lease?

What utilities am I responsible for?
Most of our rental properties do not include utilities and utilities are the responsibility of the tenant. Unless otherwise outlined in your lease, you are responsible for all utilities.
